Im very confused.
My understanding is that Greater invis doesmt break when you perform and action like regular invisibility.

However, this spell is functioning like regualr invis-- there is no difference.

There is technically a difference, but it's practically useless.

Greater Invisibility in BG3 has you make a stealth check every time you perform a noticeable action (attacking, casting a spell, etc), starting at DC 15 and increasing each time. If you fail, you become visible and the spell ends. Notably, you don't get any bonuses for being invisible, so unless you have expertise in stealth you're almost certainly going to fail within a few checks.

I am unsure of how quickly the DC rises, because after my Dex 8 Paladin in heavy armor (disadvantage to the stealth check) obviously failed on the first attempt, I unprepared Greater Invisibility from Gale's list and haven't cast it since.

Pretty funny that the best invisibility spell is now only useful for those that can already hide without it.

I have a couple of items on Astarion that are like +3 stealth while obscured, and he rarely fails to stealth even in red visible areas so yea, what use is grater invis for anyone that can't pass DC15+ stealth rolls?

Greater invis was an OP spell in BG2, but shadow door was better. I guess Larian just had to nerf everything that doesn't do damage.
