There is an old man in Verdist - Dragrin. Under the bed in his house i found the entrance to his cellar. There are barrels with tea. Is this the tea which can kill the talking tree?

You have to move all the barrels out of the way so you can go threw.

Yes this is Buad's tea - it will kill the talking tree. Keep the lid closed when you move it into your inventory- open it again before you throw it onto the talking tree.

Wait, Wait, Wait. something can kill the tree? i thought that the tree was invincible. how do you kill it exactly. you take the tea from the cellar but then i just throw it at the tree and it dies? i am confused.

Stand close (but not too close) to the talking tree, drag and drop an open barrel of Buad's Tea onto the tree, and collect the loot. Save first, in case you miss.

You dont need a map to find your neighbour
Dragrin house is East of your house and entrance to his cellar is under the bed.

I'm not sure about this but if I remember rightly, the hatch under his bed was locked? I'm not sure about this but can anyone tell me where to find the key or what level lockpicking I need? Thanks.

When you successfully enter the thieves guild (after you passed the two tests) Rob offers you to teach you a skill - either lockpicking or pickpocketing or detect traps (I am not totally sure about the latter) - your choice!
